Booking Terms and House Rules

Version effective from 2 August 2026

These terms apply to direct bookings. For bookings made through a platform, that platform’s displayed payment and cancellation conditions also apply.

1. Host and accommodation

The contract is with Gail Marten, LMNP furnished-accommodation owner, SIRET 83037859200026, 61 rue de l’École, 63890 Le Monestier, France. Contact: giteslivradoisforezauvergne@gmail.com — +33 (0)7 67 14 06 05.

It covers the property named in the confirmation: Ancienne École, 61 bis rue de l’École; Maison Marthe, 46 rue du Maréchal; or Chez Amélie, 34 rue du Maréchal, 63890 Le Monestier. Registration-number applications are pending and the numbers will be added when issued.

The confirmed description, dates, guest count, services and price form part of the contract. The version accepted when booking continues to govern that booking.

2. Booking, price and payment

A booking becomes binding after these terms are accepted, the required payment is validated and a confirmation is issued. The lead guest must be at least 18, provide accurate information and share these terms with every occupant.

Unless stated otherwise before payment, the full stay price is payable when booking. The confirmed price includes tourist tax, bed linen, towels, Wi-Fi, heating and an abundant supply of firewood, kindling and fire starters. There is no standard cleaning fee or other compulsory charge, apart from a pet supplement where accepted and disclosed before booking.

3. Stay, arrival and departure

  • Minimum stay: 2 nights; selected high-season dates have a 7-night minimum shown before booking.
  • Check-in from 16:00; checkout by 11:00.
  • We provide a personal welcome whenever possible. Arrival arrangements are sent before the stay.
  • The accommodation is let only for the confirmed period and cannot become the guest’s principal residence.

4. Capacity and guests

Only guests declared in the booking may occupy or use the property. No unregistered visitor or overnight guest is permitted without prior agreement. Maximum occupancy must not be exceeded.

  • Ancienne École: 4 guests when booked alone. For an approved booking of all three neighbouring gîtes, its sofa bed may allow up to 6 guests there.
  • Maison Marthe: maximum 6 guests.
  • Chez Amélie: maximum 6 guests.
  • Ancienne École is designed as a couples-only retreat. In some circumstances children may be possible; ask for the owner’s agreement before booking.
  • Children remain under the continuous supervision and responsibility of their accompanying adults.

5. Cancellation, changes and no-show

Cancellation, amendment, refund and no-show conditions are those attached to the selected rate and shown before confirmation. They form part of the contract. Requests must be made in writing.

Late arrival, early departure or interruption chosen by the guest does not create a refund outside those rate conditions, except where mandatory law provides otherwise.

Under Article L221-28(12) of the French Consumer Code, the 14-day withdrawal right does not apply to accommodation supplied on specified dates.

6. Cancellation or change by the host

If an event makes the booked property unavailable, the host will notify the guest promptly and, where possible, offer equivalent accommodation or refund sums paid for services not supplied. Mandatory guest rights remain unaffected.

Neither party is liable for failure directly caused by an unforeseeable and unavoidable force-majeure event, without limiting refunds required by law.

7. €300 security deposit — when disclosed at booking

Where shown in the offer or confirmation, a €300 card-backed security deposit is arranged through Tyllt before arrival. It does not apply to a booking unless disclosed before the contract is concluded.

The guest must complete the Tyllt process by the stated deadline. Tyllt and its payment providers process the banking mechanism and card data under their own terms; the host does not store full card details.

Without a justified claim, the guarantee will be released or refunded no later than 7 days after checkout. A full or partial deduction may cover damage, missing items, lost keys, costs caused directly by a breach of the rules, or exceptional cleaning beyond normal use. Any deduction will be explained and supported; normal wear is not charged. The deposit does not cap liability for greater substantiated loss.

8. Condition, damage and cleaning

Guests should promptly report any problem found on arrival and any damage or incident during the stay. Do not undertake a substantial repair without consent. An arrival and departure inspection may be completed.

No standard cleaning fee is charged and cleaning products and equipment are supplied. The property must nevertheless be returned clean, tidy and consistent with normal use.

9. House rules

  • No smoking or vaping indoors.
  • No parties, receptions or noisy activities.
  • Quiet hours are 22:00–07:00; neighbours must be respected at all times.
  • Remove outdoor shoes indoors.
  • No unregistered guest or visitor without prior agreement.
  • Furniture, equipment and belongings must remain at the property and be used for their intended purpose.
  • Follow all safety instructions, particularly for wood stoves, barbecues, stairs and children’s equipment.
  • Do not use Wi-Fi for illegal, fraudulent or rights-infringing activity.

10. Pets

Pets are not accepted at Ancienne École. They may be accepted at Maison Marthe and Chez Amélie only by prior agreement and with the supplement disclosed before booking. Pets must not be left unattended where they could cause damage or disturbance. Guests must remove waste and remain responsible for pet-related damage or exceptional cleaning.

11. Before leaving

  • Confirm the intended checkout-inspection time by message.
  • Vacuum throughout, particularly the dining room and kitchen.
  • Empty all bins and dispose of waste as directed.
  • Clean and put away dishes, utensils and kitchen equipment.
  • Return moved furniture, cushions and throws to their original places.
  • Unmake beds and leave the linen on the floor in each bedroom.
  • Leave used towels on the bathroom towel rails.
  • Close windows, switch off equipment as instructed and return keys as agreed.

12. Safety, responsibility and insurance

Guests must use the property carefully, supervise admitted children and pets, and follow property-specific capacities and warnings. Every gîte has stairs; Ancienne École’s stairs are steep.

Guests are responsible for damage caused by themselves, occupants, authorised visitors or animals in their booking. Guests are advised to check that their personal liability insurance includes holiday-rental cover. This insurance is not presented as a legal requirement for a seasonal rental.

The host is not responsible for personal belongings that are lost, stolen or damaged unless legal liability is established. The host may enter immediately in an emergency or where people or property are at risk and, outside an emergency, after informing the guest.

13. Complaints

Report a problem during the stay promptly so that a solution can be attempted. Written complaints may be sent afterwards, with relevant evidence, to giteslivradoisforezauvergne@gmail.com or Gail Marten, 61 rue de l’École, 63890 Le Monestier, France.

14. Personal data

Data necessary for booking, the stay, payment and, when applicable, the security deposit is processed to perform the contract and meet legal duties. Hostex, payment providers and Tyllt may receive the data necessary for their services. See the website Privacy Policy for details and data rights.

15. Applicable law

French law governs the contract. The parties should first seek an amicable solution. Nothing in these terms removes mandatory consumer protections or jurisdiction rights.

If one provision is invalid, the others remain effective. The French version is the reference text; translations are provided for understanding and do not reduce the guest’s legal rights.
